City Assessor's Office

The Assessor's Office is responsible for performing and maintaining property assessments for the equitable distribution of the property tax burden under the current law.  The office compiles special assessment rolls, administers the Board of Review and maintains ownership records for the City of Kalamazoo for both real and personal property.  The Assessing office also maintains property descriptions and maps for taxing purposes and provides the City Treasurer with taxable value on all City properties, which are used to produce annual tax bills.

Assessing & tax database

The City of Kalamazoo provides an online database of property information (hosted by BS&A Software) that is a representation of the City's assessment and tax records. The database includes assessed value, market value, year built, square footage, legal description, land parcel size, and previous owners for properties in Kalamazoo. The database is searchable by property address, parcel number, or owner's name. The information is generally current, but users may wish to verify the information with the public primary sources. The City of Kalamazoo assumes no liability for the information contained on this site.

2021 Board of Review

The Board of Review for the City of Kalamazoo will meet as provided by law in its March 2021 sessions from March 2 through March 23. Click here for a complete schedule and additional information.

The Board of Review for the City of Kalamazoo will be hearing 2021 property assessment appeals each weekday beginning March 3, 2021, and continuing as needed through March 18, generally starting at 9:00 am.  Meetings will be held at Kalamazoo City Hall, 241 W. South Street.  All appeals in person will be heard BY APPOINTMENT ONLY, and the deadline to schedule an appointment is March 1, 2021.  To schedule an in-person appointment, call 269-337-8845 before 5:00pm March 1, 2021.  While scheduling your appointment, additional information will be collected if the Board is required to meet virtually.  Appeals may also be made to the Board in writing but must be RECEIVED in the office by 5:00 pm on March 16, 2021.  Written appeals are highly encouraged for 2021.

Assessments have been adjusted to result in an anticipated State Equalized Value Multiplier of 1.0000 for all classes of property.  The Tentative State Equalization Multipliers and Equalization Ratios, as determined by the Kalamazoo County Equalization Department, prior to the above-mentioned adjustments were as follows:

Instructions on how to file a written (mail-in) appeal to the 2021 March Board of Review:

  • Appeals must include supporting documentation of the property owner’s contention of value.
    • Supporting documentation WILL NOT be returned and is a permanent record of the appeal.
  • Appeals must be received in the Assessor’s Office NO LATER than 5:00 pm, Tuesday, March 16, 2021. POSTMARKS ARE NOT ACCEPTED.
    • Appeals can be mailed to: Assessor’s Office, 241 West South Street, Kalamazoo, MI 49007.
    • Appeals can be dropped off with the Assessor’s Office staff, Monday – Friday, 9:00 am – 3:00 pm
    • Appeals may be left in the drop box in front of City Hall or the drive-up drop box on St. John’s Place at the corner of Lovell.
  • Please know that all appeals receive equal weight whether they are in-person (virtually for 2021) or in writing (mail-in).

Instructions on how making a virtual appointment to the 2021 March Board of Review:

  • Due to current COVID restrictions, there are very strict protocols in place. In-person appointments will only be virtual through a zoom webinar with a call-in number.
    • All evidence must be submitted to the Assessor’s office two days prior to your virtual appointment so the information can be sent to the Board members.
    • We will need a phone number and an email address for the appointment.
      • This information is required to set up the virtual appointment.
    • If you are unable to adhere to any of these requirements, you may still submit a written appeal by 5:00 pm on March 16, 2021. Please see above instructions.
  • Appeals must include supporting documentation of the property owner’s contention of value.
    • Supporting documentation WILL NOT be returned and is a permanent record of the appeal.
  • Again, all documents must be submitted two days prior to your virtual appointment time.
  • Your virtual appointment time will be for 10 minutes. The Assessor’s office will provide information on how to access the appointment once it has been set up. Please call in no more than 5 minutes before your scheduled time.
